After two previous refusals and following a recommendation from Scott Hunter and our friends at Fleming Homes, we were appointed to advise on a revised planning strategy to support the delivery of a new self-build dwellinghouse on a site in Northumberland. The earlier refusals had raised concerns around landscape impact and policy compliance, presenting a clear need for a more robust and carefully considered approach to address the Local Planning Authority’s objections.

Our strategy focused on early and proactive engagement with planning officers to better understand the key issues and identify a pathway to a positive outcome. We worked closely with a specialist landscape architect to ensure the scheme responded sensitively to its surroundings, with particular attention given to siting, scale, and visual impact. Alongside this, we prepared a comprehensive Planning Statement which drew upon relevant case law, planning policy, and site-specific context to provide a clear and well-evidenced justification for the proposed development. This coordinated approach ensured that the application was supported by a strong and credible planning case.

So when we submitted our application, planning permission was successfully secured, marking a fantastic outcome for the client and the wider project team. We were delighted to share this news and to help unlock the potential of the site, allowing the client to move forward with their self-build aspirations.
