Working with Collaborative Architecture and Colour, EP successfully secured planning permission for a new dwelling under paragraph 84e of the National Planning Policy Framework (grand design home) was approved at planning committee on the 4th June 2026.
Often referred to as the ‘Grand Designs’ route to planning permission, Paragraph 84e is one of the most challenging pathways for delivering a new home in the countryside. To gain approval, a proposal must be considered truly outstanding in its design quality, respond sensitively to its setting and help raise standards of rural design.
The scheme underwent an extensive design and review process, including multiple iterations and engagement with the independent Design Review Panel, before receiving its endorsement. A prolonged determination period ensured the proposal was thoroughly assessed against the exceptionally high standards required by national planning policy.
Securing approval under Paragraph 84e is never straightforward. Design is inherently subjective, making a robust planning case just as important as architectural quality. This successful outcome reflects the strength of the design team and the collaborative approach taken throughout the project.
The approved design draws inspiration from both the historic and contemporary character of Northamptonshire, including the landscape and materials associated with the nearby Pitsford Reservoir. The result is a distinctive home that is firmly rooted in its surroundings.
Sustainability is central to the proposal. The dwelling will utilise innovative materials including cross-laminated timber and basalt fibre technology, while incorporating passive design principles and targeting around 80% off-grid living.
The scheme also includes a substantial landscape strategy that will enhance the site’s setting and ecological value. New planting and habitat creation will deliver a biodiversity net gain of more than 36%, ensuring the development provides lasting environmental benefits alongside exceptional architecture.
This approval demonstrates how outstanding design, sustainable thinking and a carefully considered planning strategy can come together to deliver truly exceptional rural development.
