We successfully secured outline planning permission for the demolition of an existing public house and the erection of up to five detached dwellings in Hetton-le-Hole, Sunderland (all matters reserved). The proposed development, located within the Existing Urban Area, would contribute to the delivery of new homes and the creation of sustainable, mixed communities. The site benefits from a sustainable location, with excellent access to public transport, including nearby bus stops within walking distance along North Road. The project also aligns with the future growth strategy for the Coalfields.
Our team made a compelling case that the community facility was no longer required in its current use and was unsuitable for any other community purposes. Given the deteriorating condition of the building, we demonstrated that costly and extensive repairs would be necessary to make it viable as a public house or any other facility. Additionally, the property had attracted no interest for many years, and there were other comparable facilities nearby. With these points addressed, outline planning permission was granted, paving the way for the site’s redevelopment.
