EP is delighted to have secured both planning permission and listed building consent for a new retractable awning at Olive & Bean, a popular independent café in Newcastle.
The café is located within the iconic Grainger Market, a Grade I Listed Building and one of the most architecturally and historically significant structures in the city. Any alterations to a Grade I listed property require a careful and sensitive approach.
This success is particularly notable as a previous application submitted by the client for an awning at the site had been refused. Recognising the challenges, EP developed a fresh strategy for a new submission.
We prepared a robust Planning Statement and a comprehensive Heritage Statement, including a Statement of Significance. Our heritage assessment was informed by a detailed visual survey of the site and surrounding context, extensive archival and historical research into Grainger Market’s architectural heritage and its role in Newcastle’s urban history, and consideration of relevant planning policy and national heritage guidance.
We engaged proactively with the local authority’s conservation officer throughout the determination process, ensuring that any potential concerns were addressed early. This collaborative approach allowed us to refine the proposed design so that the style, colour, and materials of the awning and canopy would complement the surrounding architecture and maintain the market’s distinctive character.
The revised scheme achieved officer support and was granted both planning permission and listed building consent. The decision recognises that the awning will not only provide practical benefits for Olive & Bean’s customers, but will also respect and enhance the visual appeal of the Grainger Market frontage.
